About Estoppels

An Estoppel Certificate (sometimes called an “estoppel letter”) provides information regarding assessments, balances, and other financial obligations related to a specific condominium unit. Estoppel certificates are commonly required for real estate sales, refinances, and closings.

This page explains how to properly request an estoppel certificate from The Colonies Two, Inc. in compliance with Florida law.

Each Estoppel Request Requirements:

To ensure timely and accurate processing, please include the following information with your estoppel certificate request:

  • Name of the Association: The Colonies Two, Inc.
  • Property address and unit number
  • Name(s) of unit owner(s) (as reflected in Association records, if known)
  • Name of requester
  • Company name (if applicable)
  • Requester’s email address and phone number
  • Relationship to the transaction (title company, lender, attorney, owner, real estate agent, etc.)
  • Anticipated closing or effective date (if applicable)
  • Preferred delivery method (email, mail, or pickup)
  • Indicate whether expedited service is requested (if available)
  • Confirmation of the party responsible for payment (if other than the requester)

Providing complete and accurate information helps avoid follow-up requests and processing delays. Submission of this information is recommended for efficiency and is not intended to impose requirements beyond those permitted by Florida law.

How to Submit Your Request

Option 1: Email (Preferred)

Estoppel certificate requests may be submitted by email to accounting@kbrgfl.com.

Email submission is for receipt of the request and required information only and does not constitute issuance or approval of the estoppel certificate.

Option 2: Mail

Mail the original, unaltered request documents to the address listed below. Requestors are strongly encouraged to use a trackable delivery method to confirm receipt.
